1. On the day of arrival, the property can be entered at 16.00h at the earliest. The day of departure, the house must be vacated at the latest at 10.00 am. If there are no tenants before or after your stay, other hours can be agreed.
  1. The expected arrival time must be communicated at least one week before arrival.
  1. Upon arrival at the house you will get a small tour of the house. You will receive information about household goods and appliances. You can always contact us for all problems or questions related to the property during your stay.
  1. A deposit is paid in advance. If you notice damage on arrival, please report it within 24 hours.
  1. You will receive remote controls of the gate and keys to the doors of the house. In case of loss of 1 of the keys, € 40.00 per lost key will be charged. Loss of the remote control will be charged at € 125.00/lost remote control.
  1. If the tenant will occupy the house with more than the number of persons foreseen, a surcharge of 40 € per additional person per night must be paid. The surcharge must also be paid for overnight visitors.
  1. The landlord is not liable for accidents in the accommodation and on the premises. Use of the equipment and facilities is at the tenant’s own risk.

      The pool is NOT secured for small children.

      The stairs around the house are NOT secured.

      The landlord is NOT responsible in case of theft or burglary, the tenant will always lock the property and the domain upon departure   or at night.

  1. An alarm system as well as security cameras are provided and there are also cameras. Please activate them when you leave the house.

      The cameras can be switched off with a switch, which is located in the hallway near the insurance cupboard.

  1. Waste is collected separately in Spain via containers you find in every village, including in Calpe (next to B&B Sardonix you can see the containers). So there is no door-to-door collection. There are containers for paper, glass and residual waste. The tenant is responsible for the removal of the waste.
  1. Please do not leave any food or waste outside and close the dustbins properly. We prefer not to have the visit of cockroaches!
  1. The dishwasher should be used with care. Please provide 'power-balls' (tablets with salt, detergent and rinsing liquid – in – one). There should be at least one tablet available upon arrival.
  1. Mattress protectors must remain around the mattresses. The use of a fitted sheet and pillowcase is mandatory. For children who sometimes still bed water or sleep with a diaper, the tenant must bring their own non-moisturizing mattress protector and use it compulsorily.
  1. A barbecue/pizza-oven is at the disposal of the tenants. Pleasemake sure the fire is completely out when you leave the barbecue/pizza-oven. Please do not throw ashes into the garden, If you are not sure that the fire is completely out, please extinguish with water.
  1. Fire-making on the premises is not allowed.

Spain is regularly ravaged by heavy forest fires. Usually human negligence is the cause. For the safety of yourself and your neighbors, we ask you to be very careful with fire on and off the property.

For smokers : Smoking inside is not allowed - extinguish your butts in an ashtray and do not throw them on the ground!

  1. Use of swimming pool : filter works with a timer. In principle, you don't need to do anything to it. Someone comes by every week to maintain the pool (twice a week in summer)
  1. An accident happens quickly, so we ask that children use the plastic cups and bowls at the pool.
  1. We live in a quiet residential area, no noise should be made between 10pm and 7am to respect the night's sleep of the local residents. Unnecessary noise during the day is also not allowed.
  1. Pets are allowed only by mutual agreement and prior permission.
  1. In the plant borders, an automated irrigation system is installed with a timer. Please do not touch the system and notify us in case of irregularities. 
  1. For your comfort, a company visits every month to control the large number of mosquitoes. This may happen during your stay. You will be notified in time and asked not to enter the garden until one hour after the control.
  1. The tenant shall use the property as "a good family man". The property must be left in the condition in which it was found upon arrival and the items must be used as they should be.
  1. The final cleaning is obligatory, self-cleaning is not allowed 
  1. What do we expect from the tenant on departure :
  • All waste and glass bottles must be removed by the tenant and taken away to the municipal containers.
  • Do not leave any perishable food, empty refrigerator and freezer, with the exception of ice cubes. The freezer is filled with ice cubes and may be used. However, please replenish them on departure.
  • All dishes will be done by the tenant, no dishes should be left on departure.
  • Ashtrays are emptied and washed.
  • Remove the ashes from the barbecue and clean the grill.
  • Please do not leave any litter or papers in the house, terrace or grounds.
  • All furniture is where it was on arrival.

 

  1. Any damage, irreparable contamination, broken household goods etc… must be reported upon departure. The landlord may request compensation. The tenant is responsible for any damage caused on his account.

 

  1. The day before departure, it is agreed when our contact person can come by to check the property and see how much electricity was consumed.
  1. The house is equipped with air conditioning units. Together, they consume 5000 watts. To save costs, it is recommended to turn on the air conditioning 30 minutes before bedtime and turn it off at night.  Of course, the air conditioning can be used longer in hot weather.

     There is a limit of 5500 watts of electricity for the whole house... all air conditioning, induction fire, 2 hairdryers, washing machine,                 dryer, boiler and swimming pool together are too much power.  Please take this into account and do not turn on everything at the same time.
